The roof you see is not the roof that keeps water out

Most Naples roofs are concrete or clay tile over a layer of underlayment nailed to plywood. The tile blocks sun and takes the wind. The underlayment is the part that is waterproof. Tile from the 1990s and early 2000s can look new for decades while the felt underneath it dries out, cracks, and lets water reach the deck.

That is why a roof at 18 or 20 years old can start staining ceilings with no missing tile anywhere. It is also why insurers ask about roof age at renewal. Florida law now says a carrier cannot drop a policy over roof age alone if the roof is under 15 years old, or if an inspection shows five or more years of life left. Older than that, and the letter often arrives before the leak does.

Before you climb a ladder

Do not walk a tile roof. Tile cracks under a foot placed wrong, and a wet tile roof is a fall waiting to happen. Collier County specifics that change the job

Naples sits in a 160 to 170 mph design-wind zone under the Florida Building Code. It is not in the High-Velocity Hurricane Zone that covers Miami-Dade and Broward, but it is a wind-borne debris region, so tile fastening, underlayment, and roof-to-wall connections are all inspected items on a permit.

Irma came ashore at Marco Island on September 10, 2017, as a Category 3 with a 142 mph gust recorded in Naples. Ian pushed more than six feet of surge past the Naples Pier on September 28, 2022, before the gauge failed, and salt water reached Gulfshore Boulevard, Vanderbilt Beach, and the Bayshore canals. Milton in October 2024 was mostly a surge and power event here, with 60 mph winds and a 5.8-foot storm tide in Naples.
